Q. Are there other condominium/hotel rental program offerings on Longboat Key, or only those at Inn on the Beach?

A. Inn on the Beach at Longboat Key Club and Resort is the only condominium/hotel of its kind on Longboat Key Club. It operates as a hotel which manages individually owned condominium units and provides high-end resort-style amenities for its guests. Although there are other property management companies along the Key, none can provide luxury resort services, and amenities like the Longboat Key Club and Resort.

Q. Are you the listing and selling agent for all Inn on the Beach condominiums?

A. While I do represent many listings at Inn on the Beach and have extensive knowledge about the property, there are other brokers and offices who have listings there as well. However, we are general agents and can show, sell and/or list any unit at Inn on the Beach and will be happy to assist you in your search for a unit and guide you as a Seller or Buyer through your transaction.

Q. Who operates the rental program for Inn on the Beach units at Longboat Key Club and Resort?

A. Longboat Key Club and Resort is owned and operated by Key Club Associates. Owners of Inn on the Beach units are entitled to enroll in Key Club Associates’ Ownership Rental Program, which gives the owners, and their guests, full usage of the Resort’s services and amenities during their stay.

Q. If an owner enrolls in Key Club Associates’ Ownership Rental Program, are they able to use all the amenities (such as golf, tennis, fitness center, restaurants, etc.) at no extra charge?

A. If an owner takes advantage of the Ownership Rental Program, they are allowed full access to all Longboat Key Club and Resort amenities throughout their personal stays at their unit. As well, all guests of the unit may use all Resort amenities during their vacation rental time. Normal fees for activities do apply, such as greens fees, cart rental, fees for private lessons from pros and pro shop merchandise, rental for water sports gear, cost of spa services, dining and beverage charges, marina slip rental and marina services, etc.

Q. How does Key Club Associates decide which units to rent when?

A. Key Club Associates rents units on a rotational basis, allowing for fair and equal usage of all guest suites.

Q. I would like to use my Inn on the Beach unit myself, as well as renting it. How much time may I use at no charge when enrolled in the rental program?

A. Owners may personally use fourteen (14) nights “In Season” during the period from December 15 to April 30, plus fourteen (14) nights “Out of Season” from May 1 to December 14.

Q. What if I want more than my 14 days in season and 14 days out of season for personal use?

A. The resort will bill you at a special discounted rate for the additional days of personal use. This rate is based upon unit size, and changes according to season.

Q. How much of the rental charged by Key Club Associates do I retain as owner of an enrolled unit?

A. Owners receive one-half of the nightly room revenue.

Q. If I purchase a unit at Inn on the Beach, may I opt out of the Key Club Associates Ownership Rental Program for certain months of the year and opt back in for the rest of the months?

A. Owners participating in the rental program must commit to all 12 months of one full calendar year.

Q. If an owner decides not to enroll with the Ownership Rental Program, to which amenities do they have access?

A. Owners not in the Ownership Rental Program have full access to the Resort pool and beach only. Owners wanting full access to all the amenities may purchase a membership to Longboat Key Club and Resort however, this membership is non-transferable and any guests of the unit will need to purchase their own memberships in order to enjoy the same full access to all the Resort’s offerings.

Q. What is the cost of a membership to Longboat Key Club and Resort?

A. Please contact our office for the most updated club membership and tariff schedule.

Q. May I request a rental history and/or rental income statements on a unit that I am interested in purchasing?

A. The Resort does not provide a rental history for units. Income statements showing yearly income for my current listings are available on our Current Listings page ; click on the listing of choice and scroll to the bottom to "Financial PDF." Click on the link and the most current income statement for that individual unit will be available for you to print.
