Buyer Services

  • Wants and Needs: We listen carefully to your wants and needs and match you with properties that best meet them.
  • Communication: When a new property is listed that meets your needs, we’ll inform you promptly via email and/or telephone.
  • Showings: We will schedule appointments, coordinate itinerary, and obtain brochures and additional information for each property you are interested in viewing.
  • Negotiation: Prior to submitting an offer, Saint will use her strong negotiating skills acquired through 26+ years of experience to review current pricing of “sold” properties to make sure you are getting the best value for your purchase.
  • Contract: Using all forms required by law, we will prepare the offer, submit all corresponding paperwork, track and meet all important dates and keep you up to date on all forthcoming inspections and requirements needed to finalize your purchase.
  • Recommendations: We will advise you of all necessary inspections and make suggestions as needed for attorneys, insurance companies, movers, etc.
  • Inspections: We will schedule, coordinate and meet inspectors, review and submit repair items for your consideration.
  • Pre-Closing: We will order all necessary inspection(s), survey, and repairs, submit all present billing to the closing agent with your approval, review the closing statement for accuracy, and provide you with a utilities list to assist you in obtaining services for your new property.
  • Post-Closing: We will provide a closing statement for tax purposes and homestead information at the beginning of the year.

    Seller Services

    • Review the Property: We will make a visual and photographic inspection of your property and make recommendations designed to produce perfect marketing condition.
    • Marketing Plan: A marketing plan will be prepared based upon strategy designed specifically for your property and its target buying audience.
    • Pricing: We will review and prepare a comparative marketing analysis to price your property accurately.
    • Advertising: We will place print media ads, create broadcast email and brochures, order photography, hold open houses and place your property on various targeted local, national and global internet sites.
    • Showing: We will either personally accompany or use a lock-box system while providing a four-color brochure to prospective buyers.
    • Contract: Upon review, we will recommend any changes, negotiate on your behalf, and track all important dates.
    • Negotiation: Saint’s negotiation skills, honed by years of experience, will be brought into play in order to obtain the best value for your property.
    • Pre-Closing: We will arrange any necessary repairs and make sure that they are completed, provide pay-off information to the closing attorney, and schedule the walk-through.
    • Post-Closing: We will provide a closing statement for tax purposes and homestead information at the beginning of the year.
